"Upon our inspection, even IF we determine we are responsible for the defects and damages to your home, we will NOT make any repairs to your home" RYAN HOMES customer service.
Most any big company has dissatisfied customers. Regardless of what some people may tell you, gross negligence and consequential damages is not a normal and required part of the homebuilding business. It has been for Ryan Homes. And that's not all this gripe site is about, or why most of this data in this site has been up over a decade. What went wrong in my personal story is pictured and documented in this site. It only became a website because it could not be resolved through the court or the builder using common consumer protection methods people assume are inherently available. Note that documented losses (personal accountant records) of income and resources from 1998 to 2008 are estimated at $640,000 for a townhouse now underwater in debt. It equates to having a worthless million dollar townhouse. It's usually only after people get into a version of this situation, that they understand the level of potential risk. Being financially ruined usually leaves them little personal power to undo or expose the cause of losses. These serious issues continue and consumer protection remains nearly nonexistent.
The question this site should raise is not if Ryan Homes makes construction errors when building new homes. This is an absolute certainty, even their employees generally admit to. But things here went beyond "expected" mistakes. The errors were from, not accidents, but recklessness and carelessness in a rush to build fast and cheap.
This sort of thing is an accepted byproduct of high volume homebuilder's methods that should not be accepted by anyone. Ryan Homes knows "these things happen" but in this case as in many others, they displayed an active plan on how to not be accountable or responsible when they do. Hundreds of others have shared their similar experience with me. I'm certain thousands more don't write or call us, who also share this experience in one form or another. It's an ongoing, if not worsening issue that isn't being seriously addressed by Ryan Homes or lawmakers who must be urged to step up to protect consumers. Unfortunately, most lawmakers are elected with homebuilder (construction) funding being an essential part in their campaign financing."
Ryan Homes is a large well organized company. We know how to deal with matters like this." Ryan Homes local V.P., explaining why they could not be held liable or accountable when things go wrong 10 years ago.And it was true; the cheaper they build the more money they make, with no required regard for the consequences to buyers. These type issues are not past or just regional. They happen every day to someone new, and are ongoing to this day.

many Ryan Homes supported websites. Notice that Ryan Homes does not
allow public reviews or comments anywhere. Any complete record of

Blown Cellulose
insulation in the attic of our townhouse, in
Glen Allen Va. This insulation is comprised of various waste paper
products with small bits of plastics waste. We know the material is
typically chemically treated, (boric acid) to reduce flammability,
(although this material has burned in two of my homes now) and still
contains the chemicals used during its original processing as newspaper,
magazines and such, which included inks and binders that may become
poisonous and carcinogenic with prolonged high level inhalation exposure
or ingestion. The insulation material is generally not considered
hazardous material, but unprotected exposure for 23 1/2 hours or more,
average per day for a period of years through the unsealed HVAC system,
requires a different consideration in exposure analysis.

Close-up view of our cellulose insulation. Of particular concern, a fine
moss-like material can be seen within the miscellaneous shredded papers.
This low density material moves and becomes suspended with the slightest
movement of air. Manufacturers claim it is less likely to become
airborne than fiberglass. This particular part of the insulation
material has covered virtually every surface inside our home, and clogs
air filters 300%-1000% (latter number primarily as soot) faster than
their recommended usable life in the home. We don't know whether the
moss like material comes from natural degradation of the cellulose, is a
normal by-product of the shredding process, or is some sort of
microorganism contaminate. I found the material highly irritating to the
eyes, nose and throat, and it caused skin irritation similar to wool
fiberglass.
